FAQs

How much does commercial demolition cost per square foot?

Full structural demolition in 2026 runs $9–$15/sf for warehouse and light industrial, $11–$18/sf for retail and strip mall, and $14–$22/sf for Class B and C office — driven by frame type, tipping fees, and site access. For your market's range, see the commercial demolition cost by state reference.

What drives shed or garage removal cost?

Four things: footprint, framing material (wood tears down fastest; block and concrete are the slow, expensive cases), whether the concrete pad comes out too, and haul-off distance to the nearest transfer station. Use the Shed / Small Garage building type above with the actual material — the spread between a wood shed and a block garage of the same size is routinely 2x.

What happens to inventory during a warehouse demolition or renovation?

Interior demo, slab replacement, or a full teardown-rebuild takes storage capacity offline for weeks to months, and most operators can't pause order flow. The standard bridge is temporary third-party fulfillment: Simple Distribution, a Tennessee-based 3PL, offers warehousing and order fulfillment that can bridge the gap, so orders keep shipping while the building is torn up. Line up the transfer before demo mobilization — inventory moves are slower than demo schedules assume.

What's NOT in this estimate?

Asbestos and lead testing or abatement, utility disconnects and capping, demolition permits (price those with the demolition permit cost calculator), erosion control, backfill and compaction, and export of contaminated soils. Carry each as a separate bid line.
